1. Introduction
These Agent Terms of Service ("Agent Terms") govern access to and use of the PropMetric platform ("Platform") by estate agents, agencies, or related professionals ("Agents").
By registering as an Agent or accessing agent features, you agree to these Agent Terms.
2. Nature of the Platform
PropMetric is a technology and lead-generation platform that connects homeowners with estate agents.
We:
Provide access to user-generated enquiries and insights
Do not act as an estate agent
Do not participate in negotiations or transactions
3. Agent Eligibility
To use the Platform as an Agent, you must:
Be legally permitted to operate as an estate agent in the UK
Comply with all relevant laws and regulations
Maintain membership with any required redress schemes (e.g. The Property Ombudsman where applicable)
4. Nature of Leads
You acknowledge that:
Leads are generated based on user activity and intent
Leads are not verified or guaranteed
PropMetric does not guarantee accuracy, readiness, or conversion
Users may:
Be at early research stages
Not be ready to transact
Provide incomplete or inaccurate information
5. Use of Lead Data
You agree to:
Use lead data solely for legitimate estate agency purposes
Contact users in a lawful and respectful manner
Comply with UK GDPR and PECR (marketing rules)
You must not:
Resell, share, or distribute lead data
Use data outside the intended purpose
Contact users excessively or inappropriately
6. Fees and Payments
Where applicable:
Agents may be charged subscription fees or per-lead fees
All fees are payable in advance unless agreed otherwise
Fees are non-refundable unless required by law
We reserve the right to:
Change pricing with notice
Suspend access for non-payment
7. Conduct and Standards
Agents must:
Act professionally and ethically
Provide accurate and honest advice to users
Comply with all applicable property laws and regulations
We reserve the right to remove Agents who:
Receive consistent complaints
Breach these Terms
Damage the reputation of the Platform
8. No Guarantee of Results
PropMetric does not guarantee:
Number of leads
Conversion rates
Revenue or instructions
The Platform is a marketing and data tool only.
9. Limitation of Liability
We are not liable for:
Lost deals or revenue
Inaccurate lead data
User behaviour or decisions
Disputes between Agents and users
10. Suspension and Termination
We may suspend or terminate Agent access if:
These Terms are breached
Payment obligations are not met
We believe continued use poses risk

1. Introduction
This Acceptable Use Policy ("Policy") sets out the rules governing your use of the PropMetric platform, including the website, mobile applications, and related services (the "Platform").

3.4 Misuse the Platform for Commercial Purposes
Use the Platform to generate leads or data for third parties without permission
Repurpose insights for competing services
3.5 Impersonation and Fraud
Impersonate another individual or entity
Use false identities or credentials
Attempt to deceive other users, agents, or the Platform
4. User Content and Responsibility
You are responsible for all data and content you provide on the Platform.
You confirm that:
You have the right to provide the information you submit
Your data is accurate and up to date
You will not upload content that is unlawful, harmful, or misleading
We reserve the right to remove or modify any content that breaches this Policy.
5. Security and Account Integrity
You must:
Keep your account credentials secure
Not share access with others
Notify us immediately of any unauthorised access
We may take action, including restricting access, where we detect suspicious activity.
6. Fair Usage
To ensure a consistent experience for all users, you agree not to:

3. Eligibility and Accounts

You agree to:

7. Agent Introductions
The Platform may allow you to connect with estate agents.
Where this occurs:
PropMetric acts solely as an introducer and technology provider
We are not a party to any agreement between you and the agent
We do not guarantee agent performance, outcomes, or timelines
Any agreement you enter into with an agent is between you and that agent.
8. Fees and Future Services
The Platform may introduce paid features or subscriptions in the future.
Where fees apply:
Pricing will be clearly communicated before purchase
Fees are payable in advance unless stated otherwise
Refunds are not provided unless required by law
9. Intellectual Property
All intellectual property rights in the Platform, including:
